Alumasc Ventilated System used on stunning Rutland extension

stamford1The new Alumasc Ventilated System has been used to create an unusual addition to a beautiful detached property in Oakham, Rutland.

The property, owned by Phil and Marianne Valiente, is of Canadian timber frame design, so it was therefore important that a system was found to complement the existing construction.

K&M Interiors of Melton Mowbray, were recommended to the owners for the external rendering. Being an Alumasc Registered Installer, K&M had extensive experience in the use of Alumasc systems. Following lengthy discussions about the benefits of the Ventilated System, it was specified for use on two separate extensions; one being a single storey to the rear of the property, accommodating a new kitchen/diner. The other, a two storey extension, would accommodate additional upstairs space and a reconfigured downstairs area, with living room, office and downstairs WC.

stamford2When used as part of a timber frame construction, the Alumasc Ventilated System is quick and easy to install, presenting a more efficient and sustainable alternative to traditional brick and block methods. It offers an engineered, stylish facade solution, designed to provide a fully ventilated cavity, which keeps the timber substrate moisture-free.

The project was finished in Alumasc’s Silkolitt 1.5mm silicone render in white and the system is also compatible with brick slip finishes.

Marianne Valiente comments:

“We were looking for a modern, high performance product that would incorporate the existing cedar shingles, whilst meeting our time constraints and the requirements of our local planning department.

Alumasc’s New Ventilated Facade Solution for Timber Framed Buildings

Alumasc has developed a new, innovative facade solution for the timber frame industry.

The Alumasc Ventilated System offers an alternative approach to traditional build, particularly for new build timber framed housing. It provides an engineered, stylish facade solution, with the option of utilising modern off-site construction techniques. The system is designed to provide a fully ventilated cavity, which keeps the timber substrate moisture-free, and is compatible with both render and brick slip finishes.

The Panmure Street development in Glasgow demonstrates the benefits and versatility of using the Alumasc Ventilated System. Taking its name from the historic use of the adjacent canal, the Timber Basin in Panmure Street will provide 108 new homes for Queens Cross Housing Association, available to a mix of social housing tenants and shared equity homes for first-time buyers.

The key driver for the specification of the system was its ability to replicate traditional construction design whilst being adaptable for the closed panel production line. Alumasc Registered Contractor CCG, who has recently invested over £12m in a state-of-the-art factory, was the off-site manufacturer (OSM) and main contractor on the scheme.

On this scheme a closed panel, fully off-site manufactured solution was delivered, with only a small element of external on-site fabric work required. Alumasc’s lightweight acrylic brick slips were used as the final finish, and are able to replicate any brick in the marketplace.

OSM means the system is not affected by environmental conditions which regularly impact UK build programmes. The Alumasc Ventilated System is quick and easy to install and the off-site method of construction also ensures sites are kept in good order, with the majority of required building materials being stored and assembled in a factory environment.

Speaking about the project, Mark Gibbs, Technical Director for Alumasc Facades, said:

“By working closely with CCG from the initial design stage right through to installation, we were able to ensure that the Alumasc Ventilated System met all the requirements of the closed panel CCG OSM build. The Timber Basin is now fully ventilated to meet all building regulations, and is protected from the elements thanks to our acrylic brick slips.”

Paul Muldoon, Contracts Manager at CCG, added:

“The Panmure project is one of the largest projects using closed panel technology to be manufactured off-site in our new factory. Due to the design of the Alumasc Ventilated System we were able to apply 75% of the brick slips off-site therefore the usual challenges such as transport logistics, site access problems and weather, did not impact on the project.”

The Alumasc Ventilated System is a fully engineered, decorative solution for new build, timber framed constructions following TRADA guidelines using textured silicone, acrylic brick slip or aggregate dash finishes.

AVS provides a solution for the requirements and guidelines set out by both the NHBC and TRADA for timber framed construction.

Due to the systems’ free flowing 25mm cavity, it remains both continuously ventilated and drained whilst maintaining detailing true to traditional build expectations.

This ensures the timber substrate sustains its ventilation requirements and prevents any moisture tracking back to its fabric, providing a protective façade.

Off-site manufacture has been a growing feature in construction for over a decade, with the proportion of the building fabric created off-site reaching 80% in leading projects.

New Training Centre for Engineered Ventilated Façade System

As well as having a trusted portfolio of high performance render and thermal insulation systems, Alumasc are also renowned for the high quality of our installations. For this reason we have held intensive training courses at our UK render manufacturing site for a number of years.

These 2-day courses, carried out by our own technical experts, involve practical involvement as a key element and have covered all aspects of application of Swisslab and Swistherm External Wall Insulation systems.

Following the construction of a house using Structural Insulated Panels (SIPs) within our Installer Training Centre, Alumasc are pleased to announce that a new training course for the installation of the Alumasc Ventilated System is now available.

The Alumasc Ventilated System (AVS) is an engineered ventilated façade system. It is suitable for use on any timber framed building up to 18m in height and can be utilised in-situ on traditional timber frames or SIPS, in off-site manufacture or for modular fabrication. The system can be installed with either a textured silicone, acrylic brick slip or aggregate dash finish to provide a decorative rain screen solution for timber framed construction following TRADA guidelines. The system also comes with a full package of detail drawings.

AVS has a life expectancy of up to 60 years and comes with a 10 year warranty for projects installed by Alumasc Approved Installers and utilising a full AVS specification. The system has been put through rigorous testing and met all requirements set out by both the NHBC and TRADA for timber framed construction.

Opportunities to gain skills in boarding, fixing, beading, application of base renders and top coats, scrim application and the installation of Alumasc’s traditional and Acrylic Brickslip Systems are also available.
